THE PLACE Comprised of 600 acres within the City limits of Fernie, BC, the MONTANE lands sit a literal “stone’s throw” from Fernie’s historic downtown: a kilometer and a half by car; a kilometer on foot (direct trail access via the Coal Creek trail and pedestrian bridge crossing). Perched atop a series of gentle terraced landforms and forested hillsides of the Morrissey Range foothills, the west-facing aspect of MONTANE enjoys longer days and the warmth that comes from a relative surplus of late afternoon and evening light: it’s the sunny side of the City of Fernie… and it’s “great outdoors” stretch into the backyard wilderness of Castle Mountain and the Morrissey Range. THE PROJECT Parastone wishes to build a sustainable sales volume of 15-25 lots per year towards the ultimate entitled build out of 1400 units. Built product provided could include compact and affordable stand alone cottages, townhomes and larger single-family residences as determined by market demand. The community amenities could include a comprehensive trail system, a community barn, special event facilities and gardens.

Brand Vision MONTANE is a new neighbourhood mountain community development in Fernie BC. The development of the MONTANE community vision was guided by the site’s social, physical and recreational connections to Fernie’s historic core… and a deep commitment to direct social, economic, and environmental investment in and for the community. MONTANE is setting a new standard of community recreational responsibility. Within individual neighbourhoods, clusters of homes will frame smaller pocket parks and gathering places linked by pedestrian greenways and trails. The MONTANE master trail plan will provide direct pedestrian and bike connections to every home. It is this visible articulation of “nature at your door” that defines the generosity and expansiveness of the MONTANE neighbourhood. The expansive Coal Creek valley bottom is home to the MONTANE Community Barn and Valley Commons, an informal and extensive open space envisioned as a Citywide, pedestrian-oriented meeting place defined by a community farm, outdoor recreational staging areas and special events programming. Objective To develop and design a likeable and attractive logo in keeping with the MONTANE brand vision and the ideals and needs of the target market. We require a timeless contemporary brand that will effectively represent the neighbourhood. Target Working Professional / Family (50 year old looking to downsize, Divorcee, Widower), Recreational Buyer (Upscle, high-end, kids), Relocation Buyer / Pre-retiree / Flexible professional (40+ moving from City, senior management, IT types, low cost) Segmentation Strategy Residential property, low to middle to high end of the market. It should display professionalism, warmth, knowledge and market leadership. Wants Be as creative as you would like, but the design should be professional, modern, clean and legible. It wants to be cool and kinda edgy… but accessible, comfortable. It should be able to stand alone and speak for itself… while being easily paired with a recommended typeface. It should display professionalism, expertise, reliability, timelessness, community and experience. Desire to see a number of logo types including Pictorial, Abstract and Character. Require submissions to display complete Brand identity with print and web samples. Don’t Want Low quality files Logo with a house, mountains or creek. No log cabins, log letters, or anything that smells like mothballs. Design with more than 4 colours Timing 2 weeks ATTACHMENT – NEIGHBOURHOOD DESIGN PRINCIPLES The Design Vision for MONATNE is guided by the following set of key principles, intended to inspire the design and development of all neighbourhood improvements: 1_Fernie First | The vision for neighbourhood design and programming stems from a recognition and respect for the role MONTANE plays as part of the larger Fernie community. The development of the MONTANE masterplan vision was guided by the site’s physical and recreational connections to Fernie’s historic core… and a deep commitment to direct economic, social and environmental investment in and for the community. 2_Good Living in the Great Outdoors | the character of MONTANE is reflective of its natural setting and deliberate connections made between outdoor recreation, community and wellbeing. Within individual neighbourhoods, clusters of homes frame smaller pocket parks and greenways and the MONTANE trail plan provides direct pedestrian/bike connections within 100m of every home. It is this visible articulation of “nature at your door” that defines the generosity and expansiveness of the MONTANE neighbourhood. 3_Big Views & Sun | Neighbourhood streets and greenways are designed in a scenographic fashion, capitalizing on the signature views of Mt. Hosmer, the Three Sisters and the Cedar Valley. Individual homesites will be designed to optimize views of the spectacular panoramic mountain scenery. Home designs will maximize opportunities presented by the site’s extended sun exposure. 4_ Individual Character + Collective Spirit | Buildings exhibit a diverse range of expressions within a contemporary palette of forms, materials, and colours. Creativity is encouraged. Physical siting and design prioritizes the quality of public spaces: streets and sidewalks tour between pocket neighbourhoods; homes frame community greens oriented to views; a range of amenities – from trails to gardens – invite opportunities for community interaction. 5_Diversity of Homes and Habitats | A spectrum of housing choices are presented within a range of pocket neighbourhoods, connected by a common thread of outdoor living and recreational opportunities. A variety of ground-oriented home types supports mixed-age neighbourhoods and socio-economic diversity. 6_Connected to Place | Neighbourhood design and home siting responds to variations in landform, paying special attention to prominent views, landmarks and natural features. “Dark Sky” lighting guidelines will retain the magic of the night sky. Materials and colours at MONTANE will be inspired by and complimentary of the local landscape. Natural and durable materials will be utilized in buildings and landscape features at MONTANE.
