For the last 12years I have listed “for sale by owner” Seller properties on the board of realtors MLS (multiple listing service) and internet property websites ( realot.com, zillow, etc) for a flat fee. The MLS is a database of properties for sale used by agents to locate potential properties for their buyers to purchase.
Sellers want to reach as many potential buyers as possible. Cost conscious sellers are looking for the same global marketing exposure that a full service agent would provide for less money.

NOTE: Agents commission is 5-6% of the sales price. Typically, the agents split the commission 50/50. 2.5 -3% to buyer’s agent and the 2.5-3% to the listing agent. Our service allows the seller to save the 2.5-3% listing agent commission in exchange for our small flat fee. Our sellers will pay a buyer’s agent a 2.5-3% commission for a buyer who closes escrow.
