Products the business provides
We provide two types of housing solutions:
1. Good quality, whole houses to let. These are single lets (SLs).
The house is let to a single family on a 6-month tenancy agreement. Tenants usually stay for 3 to 5 years or even longer.
The rent is marketed per month and the tenants are responsible for all running costs and bills.
The houses are 1 or 2 bedroom mainly. They are in Horbury and Ossett which are good areas near Wakefield in Yorkshire.
2. Good quality rooms to let in shared houses (HMOs). The rooms are furnished, with bedding. Each house has a separate living room and separate kitchen which is shared between occupants.
Each house has at least 2 toilets and 1 or 2 shower rooms shared between occupants.
The rooms are let to single people (some to couples) who do not know each other. A lot are workers from Eastern Europe.
The price is marketed per week and includes all bills (heating, electricity, water, council tax, WiFi). People stay for about a year.
The houses are in Wakefield on streets with good transport links to local work places, and with local shops etc.

Differentiators from competition
We are a small, local company that really cares about our tenants.
This is manifested by our low turnover of SL tenants.
We make sure that the houses are inspected regularly, that all maintenance is taken care of quickly, that all safety checks are done regularly.
We can do this because we live locally and manage the properties ourselves
We are part of the Wakefield Council Registered Landlord group
Is there a unique story behind your business?
The business was started as a hobby by Dave and has grown from there. Dave did all the refurbishment himself at the beginning and now still oversees every project.
Dave is a retired police chief superintendent and honesty and transparency are his key values.

Where do you see your business/service in 5 years time?
In 5 years time we will have 40 houses
SLs = single mothers with 1 or 2 children, young families with 1 or 2 young children, single people. Age 25 – 35. Local. Fairly low social demographic but quite proud of where they live.
HMOs = migrant workers who can be from abroad (a lot of Polish/Eastern Europe) or from other parts of the UK coming to Wakefield or Leeds (nearest city) for work They do not know the area very well and do not know many people. Age predominantly young 21 – 30 but can be older up to 50. Low social demographic. (C/D)
What does your audience care about?
Single let audience
House they can call home. They can decorate and personalise it to suit them (within reason). They want somewhere decent to bring up their children. They want a landlord who is reactive to problems with the house and fixes issues quickly. They do not want the landlord to interfere in their lives.
They want somewhere fairly cheap to live. Good value. Still a decent place to live with a landlord who fixes maintenance issues. They want a group of people they can get on with and that each person respects the others (cleans up after themselves, doesn’t make too much noise, etc.)
How does your audience learn about your product, organisation or service?
Properties are marketed on social media (Facebook groups) and GumTree and in local areas and by word of mouth.
Why should your audience choose you over the competition?
Because we go the extra mile in terms of modern decoration and good quality kitchens and bathrooms.
We respond quickly to issues raised.
We genuinely care that our tenants are happy and have good quality housing.
