We are looking for a designer to create 10 new real estate flyers, delivered in .psd format with the layers in-tact.
The look we are going for is professional, vivid, clean, detailed and fresh. The ideal design would have an Apple look, feel, philosophy.
The designs should be unique and interesting; enough that people will stop and pick it up just to look at it. However, they must still be and look professional.
We also want to create a good amount of variation throughout the templates. We are creating a template package to appeal to many agents' different tastes, geographic regions, and demographics.
Agents might not like all the designs but as long as they like 1 or 2 in the whole pack, then they will still buy. Some like a clean look, some like a more victorian look, some like a sleek look, etc.
So a wide variety of styles and color themes are useful (of course with the colors, let's stick to more of the primary colors like blue, yellow, black, white, maybe some light green and light red, etc). Texture is also a great.
Here are some examples of our current designs that we use:

As for tech specs, you can review here: http://www.turnkeyflyers.com/techspecs.html
As for the content, we would like to feature a large main photo and 3-4 smaller photos, a headline and subheadline, bullet points, a price and address, a description area, and space for an agent's photo, company logo, and contact information. All of this is included in http://www.turnkeyflyers.com/techspecs.html
Also, you can download a test flyer to see what the finish product is like:
We want these flyers to really make an impression, both on the agents when they see them, and on the real estate buyers when they view the flyer at an open house.
Inspiration to get you started:
http://www.jumsoft.com/pages-expert/enterprise/ -- I like the clean look and use of detailed graphics.
http://www.stocklayouts.com/Templat…brary.aspx -- Layouts and colors are nice. Professional looking.
http://inkd.com/brochure-templates-designs -- Very rich graphics (A++) and textures.
Some DO NOTs (or try Not Tos:
- Try Not to overlay graphics on the photos.
- DO NOT round the photos.
- DO NOT bleed the photos, they should stay within the flyer frame.
- DO NOT make anything ugly. =)
