We actually have some in-house mockups already that we cobbled together from other websites mostly, to give us a sense of direction. We agree internally on the high-level design direction but we are looking for someone to rework the menuing and refine a lot of the details. We also need versions for mobile and desktop, i.e. what menus collapse and what an iPhone page will look like. (Responsive is a requirement, we've been looking at the new Bootstrap 4 for this.)
The current old public website is at http://www.realestatechannel.ca and http://www.realtyshowcase.tv (These are Canadian and US versions of the same site, the only difference is the logo and the data -- no template differences are required).

Some key points about this project:
A. The existing old home page is going away, the new home page will begin with the grid per the proof of concept.
B. We definitely want a grid for properties for the landing page.
C. The menu items themselves in the PDFs are set, but anything about the layout and design is all up for discussion. We will probably add one more menu option "Watch our channel".
D. The large video on the property page should stay. All the details below the video window are just copied from the old design, so any of that can be redesigned. (Our mockup missed a place for additional still photos from the old site).
E. We need to keep some sort of footer, that is not in proof of concept now.
F. Grid will likely implement infinite scrolling to load more videos.
